Landscaping questions, answered for the Hamptons

It is billed either as a percentage of the construction budget, 5–20% with 10–15% the most common range, or as a flat fee: roughly $2,200–8,000 for a standard residential project, $5,000–20,000 for a large estate, and $15,000–30,000+ for a luxury or highly complex one. Hourly rates run $50–65 for junior staff up to $125–275+ for a principal or licensed landscape architect. No design-build firm we checked, including several headquartered in Bridgehampton, publishes a fee figure anywhere on its own site — every one routes the question to a consultation, and we say so rather than invent a local number.

Usually not. New York licenses the title "landscape architect" under Education Law Article 148, but the same law explicitly makes "landscape designer," "landscape gardener," "contractor" and "arborist" legal, unlicensed titles, and most residential planting design is done by people holding one of those. Where it actually matters is paperwork: Southampton Town's site-plan form names a landscape architect as an acceptable preparer; East Hampton Town's current instructions never do, and require no professional seal on a landscaping plan at all. Which town you are building in decides whether the license buys you anything on the permit itself.

It depends entirely on the town. East Hampton Town caps front yards at 4 ft by right and anywhere at 6 ft, with default height limits of 6–8 ft and the Architectural Review Board able to allow up to 10 ft for animal damage. Southampton Town charges a standalone $525 Deer Fence Application fee and generally requires a Zoning Board variance above 6 ft. Sagaponack Village caps general fencing at 6 ft, with an 8-ft deer fence needing a ZBA variance — a 2017 court case shows that variance can succeed on appeal. Installed cost runs about $5–15 per linear foot.

Rutgers Cooperative Extension rates plants on a four-tier scale from A (rarely damaged) to D (frequently severely damaged); sample A-rated plants include American holly, barberry, bayberry, bleeding heart and blue fescue. The important caveat: in winter, deer eat species they normally avoid entirely, explicitly including privet, arborvitae, euonymus and boxwood — the most common hedge and screening plants in the Hamptons. "Deer-resistant" means less preferred, not immune, and a hard winter with enough deer pressure will test even an A-rated planting list.

New York State bans lawn fertilizer application statewide from December 1 through April 1. Suffolk County's own stricter law (Local Law 41-2007) extends the ban to November 1 through April 1, with fines up to $1,000 per violation. The dates are not arbitrary: Long Island soil typically crosses the 55°F threshold turfgrass needs to actually absorb nutrients right around April 1 in spring, and stays above it until sometime in November. Phosphorus is separately banned on lawns outright except for a brand-new lawn's first season or a documented soil deficiency, and no fertilizer may go within 20 ft of surface water without a buffer.

The local figures genuinely disagree: one blended estimate for the Hampton Bays area gives $70–150 per gardener visit, while the same source separately cites an average of $234 with a $35–800 range. Nationally, an ongoing weekly or biweekly maintenance visit runs $56–86. No trustworthy figure exists anywhere for a recurring weekly maintenance contract on an estate-scale Hamptons property — a real, confirmed gap rather than a number we simply didn't look for. East End wages were reported at about $30 an hour in 2022, which is historical context, not a current price.
